Trusted Foundation Repair Experts in Spring, TX

We know Spring, TX Foundations.

The town of Spring, Texas, has a lot of natural ground issues. The soil under the town is a mix of sticky clay, loam, and sandy dirt, and the underground water level is very close to the surface. This causes flat yards to flood easily, and nearby spots like Spring Creek and Cypress Creek overflow from time to time.

The main reason houses here get cracked or uneven foundations isn't because they were built poorly. Instead, it is because of the Gulf Coast clay/loamy soil. Clay acts like a giant sponge—it swells up big when it is wet and shrinks down tight during dry droughts. Because the dirt changes from one street to the next, the ground is always moving.

★PRICING GUIDE

What Foundation Repair Costs in Spring

Typical price ranges for homes in Spring and nearby. Your exact price comes in writing after a free assessment.

What affects your price

01
Size of the problem

How much of the slab has moved sets the number of pilings, the biggest single cost.

02
Soil and depth

Pilings are pressed until they hit stable soil. Deeper clay means more material.

03
Access

Decks, patios, landscaping and tight side yards add time to the job.

04
The real cause

If drainage or a plumbing leak caused the movement, fixing it is part of the plan.

05
Permits and engineering

Some repairs need an engineer report or a city permit.

06
Access to the work area

Patios, driveways, flower beds or tight spaces next to the foundation add labor.

★LOCAL TO SPRING

Foundation Repair Built for Spring, Texas

The ground under Spring homes moves more than most. These are the local conditions we plan every repair around.

SANDY LOAMEXPANSIVE CLAY

Clay under sandy loam

North Harris County soil is sandy loam over expansive clay. The clay swells when wet and shrinks when dry, and the mix can change from one street to the next.

Watch for: Cracks that open in summer and close after rain
SHALLOW WATER TABLECREEK

A high water table

Neighborhoods near Spring Creek and Cypress Creek sit on flat ground with shallow groundwater, so drainage is often part of the repair.

Watch for: Soggy yard spots or water standing by the slab
ORIGINAL GRADE

Ground subsidence

Decades of groundwater pumping in north Harris and south Montgomery counties have caused the land to sink in places, adding slow movement under slabs.

Watch for: Slow, steady cracking over years with no clear cause
SATURATED SOIL

Heavy rain and flooding

Gulf storms can drop inches of rain in a day. Saturated soil followed by long dry spells is hard on any foundation.

Watch for: Doors and windows that stick after a big storm
ROOTS PULL MOISTURE

Big trees close to the house

Mature oaks and pines pull moisture from the soil around the slab, which leads to settlement on the side nearest the roots.

Watch for: Cracks and low floors on the side closest to the tree
★WHAT'S HAPPENING IN SPRING

Local Issues Affecting Spring Foundations

Sinking ground, faults, droughts, storms and floods all play a part in how Spring foundations move. Here is what is happening locally and what it means for your home.

SH 99I-45SPRING−31 CMNOT TO SCALE
SUBSIDENCE

Spring is sinking, slowly

Harris-Galveston Subsidence District GPS stations show north Spring sinking about 1.6 to 1.9 cm a year. The station near I-45 and the Grand Parkway is down about 31 cm over 18 years.
Spring has sunk about 4.2 feet on average since 1906, and roughly 70% of north Harris County water still comes from groundwater.
Subsidence is regional. Its biggest effect on homes is worse drainage and flooding, not cracks in a single slab.
FM 1960I-45SPRINGFAULTNOT TO SCALE
FAULT LINES

Growth faults in north Harris County

The Houston area has about 300 known faults. USGS reports many move 0.5 to 2 cm a year and have damaged hundreds of structures.
Buying a home? Check the fault map before you close.
SHRINKSSWELLS
DROUGHT & RAIN

Drought, then heavy rain

The 2011, 2022 and 2023 droughts all brought surges of foundation calls across the Houston area.
In 2023, Houston leak calls hit about 500 a week, up from about 300 the year before, as shifting soil broke pipes.
When rain returns after a drought, the clay swells and a second wave of movement follows.
ROOT BALL PULLS SOIL
STORMS & TREES

Storms and falling trees

The May 2024 storms and Hurricane Beryl in July 2024 dropped trees onto homes across Spring, including Timber Lane and River Plantation.
When a big tree comes down near the house, its roots and stump can disturb the soil under the slab. Get an inspection after the cleanup.
I-45SPRINGSPRING CREEKCYPRESS CREEKNOT TO SCALE
FLOODING

Spring Creek and Cypress Creek flooding

Hurricane Harvey flooded about 9,450 homes in the Cypress Creek watershed.
Older subdivisions built in the 1960s to 80s, such as Champion Forest, Ponderosa Forest and Westador, are among the most flood-prone. The county flood control district has bought out more than 150 homes in Spring and Klein.
Water that sits under and around a slab softens the soil. Check your foundation after any flood.
BUILT 5–10 YEARS AGO
NEW BUILDS

Cracks in a newer home

The Grand Parkway boom left thousands of 5 to 10 year old builder-grade slabs in the Spring area.
Builders often call early cracks cosmetic. Texas law (RCLA) requires a notice letter to the builder before a lawsuit, and there is a 10-year statute of repose.
An independent elevation survey gives you a record of movement while you are still covered.
