Our Services:Foundation Drainage Solutions

Water pooling at your slab edge swells the clay and moves your foundation. A drainage system carries it away and keeps the soil stable.

01

Drainage before piers, when that is what you need.

If water is the problem, we will say so. Drainage often costs less than piers and can prevent repairs later.

02

Signs you need foundation drainage

  • ★Water standing against the slab after rain
  • ★Downspouts that empty at the foundation
  • ★Soil washing away at the slab edge

What causes drainage problems in Spring, TX

Flat lots

Most Spring lots are nearly flat, so water has nowhere to go.

Slow-draining clay

Clay soil absorbs water slowly, so it pools at the surface.

Creek-side neighborhoods

Spring Creek Oaks and Cypresswood, near the creeks, see the most ponding after heavy storms.

Downspouts

Gutters that empty right at the slab put roof water against the foundation.

Settled grading

Yards that once sloped away from the house settle flat over time.

Flower beds

Raised beds against the slab trap water at the foundation.

How we fix drainage

  1. STEP 01
    Site survey

Slopes, low points and discharge paths are mapped across the lot.

  2. STEP 02
    System design

French drains, surface drains, catch basins or regrading, sized to your lot.

  3. STEP 03
    Install

Trenches are dug, pipe laid and connected to downspouts.

  4. STEP 04
    Discharge

Water is carried to the street or a safe outlet.

  5. STEP 05
    Test

The system is flow-tested and the yard restored.

05

FAQs

Will drainage correct an existing slab deflection?

No. It prevents further moisture-driven movement. Existing settlement requires piering.

French drain or surface drain?

Surface drains handle water on top of the ground. French drains handle water in the soil. Many lots need both.

Where does the water go?

Usually to the street curb or another approved outlet away from the house.

Should I water my foundation in a drought?

Steady, even moisture at the slab edge can help in long droughts. We can explain how.
