Soft, bouncy or sloping floors in a raised home usually trace to settled piers, worn shims or damp, weakened wood. We find which and fix it.

What causes pier and beam problems in Spring, TX

Damp crawl spaces

Old Town Spring and properties along the creek corridors have a shallow water table that keeps crawl spaces damp.

Wood rot

Moisture rots sill beams, joists and wood shims over time.

Settled piers

Interior piers sink into soft clay, especially near the center of the house.

Compressed shims

Wood shims crush and shrink, leaving gaps between piers and beams.

Too much span

Joists spanning too far between supports sag and feel bouncy.

Poor drainage

Water that flows under the house softens the soil around piers.

FAQs

Why do my floors feel bouncy?

Usually undersized or damaged joists, or too much span between supports. Both can be corrected without re-leveling the whole house.

How often do shims need adjusting?

Wood shims may need attention every few years. Steel shims last much longer.

Should I add a vapor barrier?

In damp crawl spaces, a vapor barrier and better drainage help protect the wood.

How long does the repair take?

Most pier and beam repairs take one to three days.
