Home/Services/Foundation Inspection

Our Services:Foundation Inspection

A foundation inspection tells you whether your home has moved, how much, and what to do about it. Owners, buyers and sellers all get a written report.

01

An honest report, even if it means no repair.

Many homes we inspect do not need work. Our job is to give you accurate readings and a clear opinion, not to sell piers.

Why Spring homes need inspections

Clay that keeps moving

Spring clay swells and shrinks every year, so homes that were level can shift over time.

Flooding history

Homes along Spring Creek and Cypress Creek that flooded during Harvey can have soil washout under the slab.

Older slabs

Homes built in the 1970s and 80s in Northgate Forest and Champion Forest often show edge settlement.

Newer fill

Some newer subdivisions sit on fill that can settle in the first decade.

Buyer option periods

Many inspections fall inside a buyer's option period, when fast, documented readings matter.

Fault lines and subsidence

Parts of north Harris County have mapped growth faults and slow ground sinking that can affect homes.

How our inspection works

  1. STEP 01
    Schedule

Most inspections take about an hour on site.

  2. STEP 02
    Measure

Floor elevations are recorded on a grid across the home.

  3. STEP 03
    Inspect

Cracks, doors, windows, grading and drainage are checked inside and out.

  4. STEP 04
    Diagnose

Readings, crack patterns and site conditions are reviewed together.

  5. STEP 05
    Report

You get a written report with the readings, photos and our recommendation.

FAQs

What deflection is acceptable?

Some movement is normal. Engineers typically evaluate deflection relative to span; we explain where your readings fall and whether repair is warranted.

Can you inspect during my option period?

Yes. We schedule quickly so you have the report before your option period ends.

Is a contractor inspection the same as an engineer report?

No. Ours gives readings and a repair opinion. An engineer report is an independent assessment, and we can refer you to one.

How long does it take?

About an hour on site for most homes, with the written report to follow.
