Our Services:Foundation Re-Leveling

House leveling raises settled parts of your home back toward level, on slab or pier and beam. The goal is a measurable, documented result.

01

Honest about what level means.

Older homes are rarely perfectly level. We tell you up front how close we can get without causing new damage.

What makes Spring homes go out of level

Clay shrink and swell

Spring clay moves with every wet and dry season, and homes drift out of level over time.

Sun exposure

Settlement concentrates at corners and on west and south sides, where afternoon sun dries the clay first.

Older piers

Older pier and beam homes have supports that settle or shims that compress.

Past repairs

Earlier partial repairs can leave one part of the house higher than the rest.

Drainage

Water pooling on one side of the house softens that side more than the others.

Trees

Large trees near one side of the house dry out the clay there.

How we level your home

  1. STEP 01
    Elevation map

Readings identify low zones and total difference across the house.

  2. STEP 02
    Support

Pilings or new supports are installed under settled sections.

  3. STEP 03
    Lift in steps

Hydraulic jacks raise the house in small increments.

  4. STEP 04
    Re-measure

Elevations are checked throughout the lift.

  5. STEP 05
    Lock in and report

Supports are shimmed and set, and you get before and after readings.

FAQs

Will leveling crack my drywall?

Finishes can shift as the structure moves. Many existing cracks close as the house returns toward level.

Can you get it perfectly level?

Rarely on older homes. We lift as far as the structure safely allows and show you the readings.

How long does leveling take?

Most homes take one to three days of work.

Will it need to be done again?

Pier supports are permanent, but clay keeps moving. Good drainage helps the result last.
